The commission percentage model is problematic for high-end home prices, as it leads to a multiplier effect that significantly inflates agent commissions. A real estate broker doesn’t incur double the costs to sell a $2,000,000 home vs. a $1,000,000 home.
Similarly, it doesn’t cost 200% more to sell a $3,000,000 home versus a $1,000,000 home. With a commission percentage model, the higher the sales price, the greater the commission multiplier becomes. Listing and selling luxury homes does involve greater marketing costs, higher broker fees for agents, increased liability exposure for both agents and brokerages, and typically longer time on the market. Furthermore, luxury home sellers rightfully expect a more experienced agent with a superior skill set. For these reasons, the costs associated with effectively marketing and selling luxury properties are indeed higher. However, if we consider the same agent handling both situations, should the commission expense be TRIPLED when selling a $3MM home compared to a $1MM home? The answer is “No.”

- After sales agreement has been made, we assist in the completion of all paperwork.
